Data center sites

Data center
site sourcing.

We source land for data center developers and operators. We screen sites against your power, acreage and timing requirements, and work through the questions that decide whether a site can be secured.

What we check

What makes
a site work.

Power comes first. Land, zoning and ownership decide whether a site can actually be secured.

01

Power

Distance to high-voltage transmission and substations, and whether there is a realistic path to the load you need and a date it can be delivered.

02

Land & zoning

Usable acreage after floodplain, wetlands, slope and easements; parcel shape and access; and whether the use is allowed by right or needs rezoning.

03

Ownership & local context

Who owns the land and neighboring parcels, whether an assembly is realistic, and local factors such as moratoria, recent decisions and community opposition.

How we work

From brief
to shortlist.

You tell us your target markets, acreage, power requirement and timing. We come back with a shortlist of candidate sites and the evidence behind each one.

Each site comes with the open questions for your own due diligence: power capacity and timing, zoning, title and physical constraints.

Our coverage is strongest in North Carolina and the wider Southeast US.

Witbur Partners is not a licensed real estate broker. We provide site research and screening; negotiations and transactions are handled by the parties and their licensed advisors.
